Current dues are $100 a month and are required from every homeowner. Your Board of Directors, who are also fellow homeowners, use the money for trash pickup, snow removal, repairs of streets, sidewalks and other common areas, light repairs, events for homeowners, management fees, funding the required statutory reserve, and the mandatory fees paid to the master association.
See the Pay Dues page for more.
Pay online from the Pay Dues page. For balances and account questions, contact O’Brien Association Management.
The account goes into collections and incurs additional fees, up to and including all collection efforts available to the association. Under the Bylaws, the association can add a late charge of 1% per month once dues are 5 or more days late, place a lien on the home and enforce it by foreclosure, sue for a money judgment, and charge collection costs and attorneys’ fees to the homeowner. Before filing a lawsuit or starting foreclosure, the association mails a written notice and allows 10 days to fix the problem.
See the Rules page for the full summary.

Because of the Planned Unit Development (PUD) agreement, the association is responsible for its own services. The City does not provide the services that your dues pay for. The PUD is on the Documents page.

The reserve fund is savings for large, occasional costs such as major repairs or replacement of the community’s private roads and other common areas. Michigan law (MCL 559.205 and Michigan Administrative Code R 559.511) requires an association to keep a reserve fund of at least 10% of its annual budget, and the money can only be used for major repairs and replacement of common elements.

A plot plan is required. The fence must stay within your builder’s box and entirely on your own property, never on a neighbor’s property.

No. Fireworks are strictly prohibited in our community. The City of Warren requires fireworks to be kept a safe distance from homes, vehicles and landscaping, and no place in our community is far enough from a neighbor’s home to do that. Please don’t use fireworks, and please don’t allow your guests to.

Often, yes. Approval from the association does not replace a City permit. Many projects need a permit from the City’s Building Division, including fences, decks, porches, sheds, roofs, concrete patios, hot tubs, pools, garages, additions and other exterior changes. A fence permit application needs a plot plan. Working without a required permit can bring fines from the City.
Contact the City of Warren Building Division before you start, and get both approvals.
